Frequently Asked Questions

FAQ

1. Do I need to pay a deposit when I select a new home off plans?

A. You always have to pay a booking deposit when you agree to buy

2. Is my booking deposit refundable?

A. Yes, up to the point where contracts are exchanged

3. How much is the booking deposit?

A. Depends on the scheme but usually a minimum of €5,000.00

4. How do I apply for the Help to Buy (HTB) funds?

A. You register through Revenue. i.e. and you will receive two codes, APPLICATION  code and AUTHORITY Code.

5. What do I do after I get the two codes.

A. You do not have to anything further till you have exchanged your contract and accepted your loan.

6. What happens then?

A. Your solicitor scans you a copy of the signed contract and loan agreement. Then, you must upload them to Revenue using your Application and Authorisation Codes.

7. Then what happens?

A. Revenue process your application and issue you with an ACCESS code. You must supply this access to the Agent, who in turn passes it on to the Developer. The Developer access the HTB funds and applies them towards the price of your new home. It would be best to let COYNE Solicitors know when you supply the Access code to the Agent as your solicitor will then request from the Developers Solicitor a receipt of the HTB funds. Your bank requires that receipt.
